Vertex Constructions carries out renovations and extensions across Sydney under NSW contractor licence 230536C. Work includes second-storey additions, rear and side extensions, kitchen and bathroom renovations, structural alterations such as removing load-bearing walls, and whole-house refurbishments. Every residential job over the statutory threshold is covered by home building compensation insurance taken out in the owner's name, and the company's certificates are visible on the NSW public register. Quotes are fixed-price against a written scope, with inclusions and exclusions itemised. Vertex has traded continuously since 2007 and is a member of the Master Builders Association and the Housing Industry Association. Site visits are carried out by a licensed builder, not a salesperson.
Questions we get asked
How much does a custom home cost to build in Sydney?
There is no honest average. Cost is driven by the block, the level of finish and the structure below the house. A basement, a lift or a suspended slab can move a build more than the floor area does. We give a fixed price against a written scope after a site visit, never a rate per square metre over the phone.
Do I need an architect before I speak to a builder?
No. Many clients come to us with a block and an idea. We can look at the site, tell you what it will realistically take to build there, and introduce you to a designer we have worked with. If you already have drawings, we price those.
What insurance covers me on a residential build in NSW?
Residential building work over $20,000 including GST requires Home Building Compensation Fund cover, taken out in the owner's name before work starts or any money changes hands, including the deposit. icare has been the sole provider since 2018. Our certificates are public on the NSW register.
How long does a custom home take?
From site start to handover, most two-storey custom homes run twelve to eighteen months. Basements, lifts and long-lead joinery extend that. We give you a written program with milestone dates at contract, not a verbal estimate.
